This is the winning design resulting from a national competition Long Beach, California sponsored by the Long Beach Redevelopment Agency. The 24-story slab tower is designed orthogonally with the long axis perpendicular to the ocean to preserve views. The diagonal "pleats" gesture to the 45° orientation of the nearby City Hall 24,000 sf retail building. The tower and garage are clad in a variety of four quarried stones, in both flamed and polished finishes. Parking is contained in four levels below and five levels above the street, with street-level retail edging the base on three sides.
